We have a unique service, which sensitively blends individual design relevant to today's lifestyles with practical construction expertise.

Through our close relationship with our preferred Builders and by having control and coordinating all the vital links in the chain of constructing an individual home, we are able to produce a superior result and save you time and money by eliminating excessive detailing, misunderstandings which normally occur in inter office communication, and any contingency sums which are normally included to cover the "unknowns" of Tender documents.

The services offered include:

The key to our success has been the basic principles of our designs, which concentrate on a good flow of space, lots of light, an inside- outside relationship and the correct aspect to allow for passive solar benefits. The homes are visually exciting and express the latest in style and contemporary materials and are built with a personal commitment to quality.

We are confident we can develop a design that will satisfy all your requirements and fulfill your aspirations.

Preliminary costs
As you will appreciate, certain costs are incurred in providing preliminary concepts, development of the concepts, final design drawings, explanatory specification and quantitative estimate of an original design proposal which are not related to the preparation of working drawings or the actual bill of quantities for the construction of the home. To offset these preliminary costs we introduced a fee equal to 2% of the design budget in order that we may devote the time to present to you a concept which is most suitable to your needs and properly develop the overall design of your home.

This Design cost is not part of the Construction Drawings documentation nor of the future building agreement with a third party. Please refer to the fees outlined hereunder which would apply for the full service including overseeing of the construction process.

Should you decide to utilise our services an up front commitment fee is payable which is half of the 1% concept design figure. The balance is payable on completion of the concept stage.
A preliminary brief will need to be provided by you as well as information on title, sewerage service plan and contour survey showing relevant details of the site and the surrounding homes. We can organise these on your behalf if not available.

Getting Approval
Upon your final approval of the price, design drawings and preliminary finishes we will jointly determine to either submit the design for Development Approval or proceed directly to working drawings for the Construction Certificate. This will be decided according to the complexity and controversial nature of the development and in which local council the submission applies.

The fees include regular meetings and communication with Council officers, however, prolonged application approvals and appearance at Council Member meetings are charged at an hourly rate as scheduled.  Should the application not be approved for reasons outside our control and instructions then the fees are forfeited. Please note that all efforts are made and avenues explored to ensure that your application is approved.

Following approval by Council the Building Agreement is prepared for signature and upon signing, the deposit of 5% of the contract price is payable to the Builder. While the approval process is in progress the final selections will be made and any price variances to the initial accepted price will be adjusted so as to produce a “fixed price” building agreement excepting for any provisional sums remaining, rock excavation and spoil removal from site, council and engineering requirements or any written instructions from yourself.

During the course of the construction, process payments will be called for and these are usually monthly claims for the value of the work performed, however, for smaller projects they could be set up as predetermined percentage claims payable at set stages of the works.

Schedule of Design and Documentation fees

  • 1% for design concept
  • 1% for development of the design concept into final design drawings and D.A. for council
  • 2% for producing C.C. drawings for council approval with standard specifications, electrical, services and slab layout, window schedules and wet area details
  • 1% for specific construction details and Tender documents if required
  • 3% for overseeing the construction, quality control inspections and the certification of progress claims from the builder
  • Hourly Rates if applicable
    Principal Designer $180/hr plus GST
    Draftsman $85/hr  plus GST

Interior Design
We strongly suggest that you also encompass our Interior Design Service for a fee of $3,250.00 which will include the selection of materials and colours to complement the architectural intent of your home. Please note that furniture and furnishings are not part of this service but is available at a rate of $80.00/hour.

The scheduled fees do not include GST, any fees paid to Council or external consultants like engineers, surveyors etc. Travel time and costs for projects outside the Sydney metropolitan area will be charged at invoice cost and at the applicable hourly rate.

Please note that the designs are subject to stringent copyright laws and any attempted or actual infringement by using, reproducing or copying the same or the design intent, wholly or in part without prior written permission will result in legal proceedings. A fee of 6% of the retail value of the building work will be charged (for each site) to release the copyright on any design.
